Contract value:£ 3.2m
Gross internal floor area:608sq.m

The client brief was to obtain planning permission for a 5-bedroom dwelling within the substantial grounds of their existing property. The site is located off a small rural lane near Wickham Bishops. The proposal is to demolish the existing stable building and ménage and subdivide the whole site using the existing access to the stables as a separate entrance for new dwelling.

The proposed design takes into account a considerable difference in ground levels.

The proposed development consists of a triple open style cart lodge garage at lower ground level linking to a small in-house cinema which is essentially, below ground level. At right angles to the cart lodge is a two/ three storey wing. This wing appears as three storeys on the entrance elevation but as a two-storey elevation facing the rear raised garden due to the difference in ground levels. This wing provides a glazed entrance, staircase and lift, a library/ study and a living space.

Over the triple garage, the roof space with dormer windows provides the master bedroom with en-suite bathroom and fitted wardrobes. A corridor leads from the master bedroom to the kitchen/ breakfast room. A utility room is located off the kitchen with an external exit door. The breakfast area provides a link to the staircase and lift area. Around the staircase is a double height void over the entrance hall below. There is also a gallery area at the end of this wing giving views into the living area below. This wing looks over the garden area to the east.Over the triple garage, the roof space with dormer windows provides the master bedroom with en-suite bathroom and fitted wardrobes. The rest of the upper ground floor of the proposed dwelling has access from the kitchen/ breakfast room to the formal dining room. An orangery/ music room is located off the dining room. These rooms together with the breakfast area have access over the paved terrace adjoining the garden area. The Upper floor level is set within the roof space and the proposed rooms are served by dormer windows. This helps reduce the effective overall height of the dwelling. There are two double bedrooms and two single bedrooms all with en-suite facilities.

The design of the proposed dwelling is based on a sound understanding of the physical features of the site and the surrounding area. The design proposed has been influenced by the design and appearance of other dwellings in this location with the objective of the proposed dwelling integrating well with its surroundings. Full regard has been given to land form, topography, landscape character, visual impact, noise as well as views into and out of the site.
