The Groom House

Gross internal floor area:300sq.m

This is a large bespoke five bedroom property in the heart of the Suffolk village of Cobbenham designed for self build client. This is a very picturesque historic village with a distinct architectural character. Planning policy has dictated that any new dwellings built within the village should follow this local vernacular. Before commencing on the design a detailed president study was undertaken of the existing dwellings in Cobbenham and the surrounding villages. This was used to inform the design, aesthetic appearance and materials of the building. The site itself presents a number of serious challenges, with poor visibility access onto the high Street and a steeply sloping front drive. The site is well screened to the east with existing mature trees and other residential properties to the West. In order to satisfy the planning authority a series of photomontage images were created showing the visible part of the building from particular vantage point is. This was presented at the planning committee meeting and demonstrated that only a small part of the roof and the small dormer windows would be visible even in winter.
